Do I need planning permission for my proposed design?

That depends on the property, location and scale of the proposed changes. Some work may fall within permitted development rights, while extensions, external alterations, listed buildings and certain locations can require consent. We help identify the likely route and coordinate with the appropriate design and planning professionals.

How long does the design and space-planning stage take?

The timescale depends on the project complexity, the number of options being considered and whether surveys, structural input or planning approval are required. We agree the immediate design steps first and explain the wider programme before construction is scheduled.

Can we stay in the property during this stage?

Yes. The early design and planning stage is normally non-disruptive apart from site visits, measurements and surveys. We also use this stage to discuss whether remaining at home will be practical once building work begins.

What is included in the design quotation?

The proposal sets out the agreed design and planning support, site visits and any coordination included. Specialist surveys, architectural drawings, structural engineering and statutory application fees are identified separately where they are required.

Can Gibson Builders manage the project after the design is agreed?

Yes. Once the drawings, approvals and specification are sufficiently developed, we can prepare the construction scope and programme, coordinate the trades and manage the work through to completion and handover.
